Terms & Conditions

General

• Bookings can be made by phone (01285 740210 or 07967 652755)
• or by email ec.mann@btinternet.com
• Please call or email to see if it is vacant or check out availability on the website.

Prices

• All prices include heating and electricity costs, linen and towels.

Payment

• A non-refundable deposit of 33% must be sent with the booking form. Written or email confirmation will be sent.
• Please contact me for overseas payments.
• The remaining balance must be paid 6 weeks before the start of the holiday.

Arrival and departure

• All weekly bookings run from Friday to Friday unless otherwise agreed.
• Arrival time is after 3:30pm.
• The cottage must be vacated by 9.30am on the day of departure.

Cancellations

• In the event that you should have to cancel your booking, the deposit is non-refundable but we will do our best to offer an alternative date, if available. If is not possible to re-let the cottage after you have paid the full amount then we can not offer a refund unless it is re-booked. We strongly advise that you take out travel insurance which includes cancellation insurance.
• If for any reason beyond our control (i.e. fire damage) the cottage is not available, all advance payments will be refunded in full. No further liability will be accepted.

Cleanliness

• Guests are responsible for keeping the cottage in the same repair and condition as at the start of the booking. It is expected that the cottage will be left clean and tidy (reasonable wear and tear accepted). Guests may be charged for additional cleaning.

Damage and Breakages

• All breakages and damage must be reported. We aim to repair or replace faulty equipment as soon as possible. However, no claims can be made in respect of equipment which may remain faulty for reasons beyond our control.

Smoking and Safety

• We have a no-smoking policy in the cottages. Please feel free to smoke in the garden.
• The use of fireworks in not permitted.
• Candles only to be used downstairs on the table or mantelpiece

Pets

• Dogs are welcome at the cost of £15 per week. Please do not let them upstairs or on the sofas and chairs! We can provide a stairgate. They must be kept under control when outside the garden and any dog 'poo' must be cleared up!

Liability and loss of visitor property

• We cannot accept liability for injury or loss of life to any person within the premises. We recommend that guests take out their own private insurance as required.

Maximum Occupancy

• Only the persons listed on the booking form are permitted to stay overnight unless otherwise agreed with me.

Complaints

• Every reasonable care is taken to ensure that the cottage is presented to a high standard. Should guests find on arrival there is a problem, or cause for complaint, they should contact me immediately. I will try and put it right!

Rubbish

• We would be very grateful if you would comply with our recycling and waste policies, which does involve a little bit of sorting!
